All electrical installations can deteriorate when they age and also with use. Therefore they should be tested and inspected regularly. This will ensure they are in good working order and they are safe to use and operate. These electrical safety checks are referred to as a “periodic inspection and testing report”. Once these safety checks are carried out you will be issued with an Electrical Condition Report (EICR).
What will an electrical installation condition report include?
A periodic inspection test will:
- Show if any electrical circuits or equipment are overloaded.
- They will help to identify any defects in electrical work.
- They will highlight any bonding or earthing that’s lacking.
- They will find out whether you have any potential electric shock risks or fire hazards.
We will also carry out checks on wiring and fixed electrical equipment to see if they are in good working order. A schedule of circuits will also be carried out, which is absolutely essential for a home or business premises.
A periodic inspection is required:
- Every five years for a rented home
- Every 10 years for an owned home
- Every three years for a caravan
- Every year for a swimming pool
There are also other times where you will require a periodic inspection including:
- If a property is being prepared for rental
- Before someone sells a property or is buying a property
